Who qualifies. Any licensed Nevada real estate agent representing a buyer on a Trust Home Builders home.
What we pay. 3% on your first closing with us, 4% on your second, 5% on your third, and 6% on your fourth and every closing after that.
What it is calculated on. The total transaction price, upgrades and options included.
When it is earned. At closing. A contract that cancels does not move you up, and it never costs you the level you already hold.
Where it applies. The ladder applies to Trust Home Builders standing and under construction homes, in every community and at every price point. A loft at Foundry Square at Five Points from the $380,000s moves you up the ladder exactly like a custom home at SouthShore or Serene Estates. Build-to-suit homes on your client's own lot pay a flat 3% of the contract price and sit outside the ladder.
Closings before the program. They count. If you have closed with us before, you are not starting at 3%. Register your next client and we will confirm where you stand.
How to register. Complete the form on this page before your client's first visit, or come with your client to that visit and have them confirm you represent them. Either way, you are the procuring agent.
When it is paid. At close of escrow, through the title company, on the same settlement statement as the rest of the transaction.
Who it is paid to. Commission is paid to your licensed Nevada broker, per state law, on the same settlement statement as the rest of the transaction.
Teams. Teams are eligible when the team lead is the registering agent. The team lead does not have to be the agent who brings the buyer out, but the client must be registered under the team lead at the start, and commission is paid to your broker with the team lead's name on it. We cannot apply a team lead's level after a transaction is already underway.
Agents in the same brokerage. Your level follows you, not your brokerage. Closings by other agents at your office do not move you up. The exception is a referral. If you send another agent to us and their client is registered under you, that closing counts for you.

Do I have to register my client before they visit?
No. You can register on this page ahead of time, or simply come with your client to their first visit and have them confirm you represent them. Both protect you.
Do my past closings with Trust Home Builders count?
They do. If you have closed with us before, you are not starting at 3%. Register your next client and we will confirm your level in writing.
How do I know what level I am at?
Register a client on this page and you get written confirmation the same day. You can also email interest@trusthomebuildersnv.com any time and we will tell you where you stand.
I am on a team. How does that work?
Teams are eligible when the team lead is the registering agent. The team lead does not have to bring the buyer out, but the client must be registered under the team lead from the start, and commission is paid to your broker with the team lead's name on it.
Do closings by other agents at my brokerage count?
No. Your level follows you, not your brokerage. If you refer another agent to us and their client is registered under you, that closing counts for you.
Is the commission the same at every price point? Yes, on standing and under construction homes. The percentage does not change by community or by price. A loft at Foundry Square earns the same rate as a custom home at SouthShore, and it moves you up the ladder exactly the same. Build-to-suit on your client's own lot is the exception and pays a flat 3%.
Is it paid on upgrades?
Yes. It is calculated on the total transaction price, including upgrades and options.
What happens if my contract cancels?
Nothing changes for you. A cancelled contract does not advance you, and it does not take away the level you already earned.
When do I get paid, and who is it paid to?
At close of escrow, disbursed by the title company on the same settlement statement as the rest of the transaction. Nevada law requires it to be paid to your licensed broker, who then pays you under your agreement with them.
What happens if the close date moves?
Build schedules shift, and it does not cost you anything. Your rate on a home is set by how many homes you have closed with us at the time that home closes, not by its contract date.
