A Builder Commission That Goes Up: Inside the Trust Home Builders Agent Loyalty Program

Most builder commissions work the same way. An agent brings a buyer, the builder pays a set percentage, and the next deal starts over at the same number. There is no reward for coming back.

We think agents who keep bringing clients to Trust Home Builders deserve better. That is why we created the Trust Home Builders Agent Loyalty Program, a commission that grows with every closing you bring us and never resets.

How the ladder works

Four homes stepping upward, illustrating the Trust Home Builders Agent Loyalty Program commission ladder from 3% to 6%

Every closing builds on the last:

  • 1st closing: 3%

  • 2nd closing: 4%

  • 3rd closing: 5%

  • 4th closing and every one after: 6%

Reach 6% and you stay at 6%. There is no annual reset, no rolling window and no expiration date.

Five things Las Vegas agents should know

  • Paid on the full price. Commission is calculated on the total transaction price, including upgrades and options. The more your client personalizes their home, the more you earn.

  • Earned at closing. Your level moves up when a transaction closes. If a contract cancels, you keep the level you already earned.

  • Past closings count. If you have closed with Trust Home Builders before, you are not starting at 3%. Register your next client and we will confirm your level in writing.

  • Registration is simple. Register your client online in a few minutes, or come with them to their first visit and have them confirm you represent them. Either way, you are the procuring agent.

  • Paid through your broker. As Nevada law requires, commission is paid at close of escrow to your licensed Nevada broker.

One ladder, every community

The percentage does not change by community or price point. A townhome at Foundry Square moves you up the ladder exactly the same as a custom home at SouthShore. That gives you one builder relationship for a wide range of buyers:

Our Builder Trade-Up Program can help clients who need to sell before they buy. Ask us how it works before your next showing.

Why we built it this way

Our relationships with agents are part of how we build. When you bring a client to Trust Home Builders, you will have one point of contact from registration through closing, and your client gets a builder who treats the process with the same care as the finished home. The loyalty ladder is our way of saying thank you, and it keeps growing every time you come back.

The loyalty ladder applies to Trust Home Builders standing and under construction homes. Build-to-suit homes on your client's own lot pay a flat 3% of the contract price and do not advance your level. Commission is paid at close of escrow to your licensed Nevada broker.
